ACCOMMODATION
A unique house for sale in lovely West Cork, Ireland
The house is approached from the lane via a wooden platform and steps. The platform has a dual function - it conceals the well head and pump beneath. To reach the front door, you go through a small pebble-paved courtyard. The door is sheltered by an extension of the glass roof which runs round two sides of this courtyard.
Opening the timber boarded front door, you find yourself in a small glass-roofed lobby with a recessed matwell.Turn left, and you are in the Kitchen/Dining Room (4.0m x3.1m plus glazed bay). This room is divided into dining and cooking areas by a tall storage unit. The floor is solid hardwood, and the ceilings, extending into the roof space, are timber-clad, in common with most of the other ceilings in this light and airy house. The kitchen units are recessed into timber cladding, rather than simply hung on the wall, a subtly coloured and textured tile fills the space between worktop and wall cupboards, lit by concealed lighting. The storage space is generous, and equipment includes a fridge/freezer, a separate integrated freezer below the worktop, and a dishwasher. The lighting is flexible and low-energy.

Back through the kitchen and the lobby and through a glazed door, you come to an inner hall with a useful coats cupboard behind a sliding door. Straight ahead is the Living Room (8.0x3.7). This was the whole of the original croft, and has a tall timber-clad ceiling extending into the roof space. Oak floor. Another glazed triangular bay at the south end houses a window seat, and has a door to the external deck. Additional lighting comes from west-facing roof windows and also filters through from the open screen at the end of the Mezzanine Study, which is slotted in over the north end of the room. This creates a cosy intimate lower-ceilinged space by the stone-faced chimney breast at this end of the room. A recessed cupboard with sliding timber doors conceals the TV and audio equipment (the speakers are housed behind fretwork grilles in the ceiling).

Access to the Study is by means of a space-saving alternating tread stair. It has a large roof window with a great view of

Up a couple of steps from the hall, the bedroom corridor leads to the Bathroom/Cloakroom. This room again features timber cladding, a hardwood floor and lots of tasteful tiling in a subtle grey/green colour, using a mixture of larger tiles and mosaics. All pipework is concealed, as is the wc cistern, the bath-cum-shower is sunken at floor level, and there is a heated towel rail. Above the bath, the room is lit by roof glazing, allowing one to lie in the bath and watch the swaying branches of the trees, or the starry sky. The corridor is lit using a 'sky tube' introducing daylight from what looks like a light fitting.

Off the end of the bedroom corridor are three bedrooms. The MasterBedroom (3.5x3.1 plus entrance recess, fitted wardrobe and dressing table alcove) has hardwood flooring and a raised timber-clad ceiling. The practical Dressing Table Recess and the En Suite Shower/WC are both under the glazed roof, and the en suite is accessed via a sliding door. Like the bathroom, this room is generously tiled and has a hardwood floor.

Next door is Bedroom 3, but although it looks at first sight like a single room, it has a surprise in store! Over the top of the built-in wardrobe (and that of the master bedroom adjacent) a snug platform bed has been built in under the raised timber-clad ceiling, with a view out through the roof window to the hillside across the road. This is a great favourite with children.

Bedroom 2 is a small double (2.9x2.9), and its ceiling incorporates a hatch to an Attic Store, with retractable loft ladder, boarded floor, and a small window in the gable overlooking the road. There is also useful additional storage over the Utility Room, with access from a hatch in the end of the Kitchen/Dining Area, and there is a large cupboard off the Bedroom Corridor, next to the bathroom.
